Estimates provided by the online Project Estimator tool are for informational and planning purposes only. They are not binding contracts or guaranteed final prices. All estimates must be verified through an on-site walkthrough and mutually agreed upon in a formal, written proposal before any work begins or prices are finalized.

Proposals & Hidden Defects

The proposal price does not reflect any changes that may be incurred by repairing hidden defects that are discovered after the proposal has been submitted and approved by the customer. Customer agrees to Hold Harmless Suncoast Services US / Rein Residential for additional repairs, changes, or replacements. This will include but not limited to errors and omissions, code, regulatory, ordinance, whether they were discussed or not.

Customers will be responsible for all legal fees for collecting the debt in relation to this job. Some jobs may require a deposit for materials. All jobs will be paid upon completion or a $50.00 fee will be added to the balance of the job for each week the balance goes unpaid.

Acceptance & Licensing

Please read before signing: This proposal may be withdrawn by Suncoast Services US / Rein Residential if not accepted within 14 days. We propose hereby to furnish material and labor complete in accordance with the above specifications and perform business to AIA FL state contractors licensing guidelines. Please refer to your local American Institute of Architects (AIA) for details also https://www.consumerprotection.govt.nz/general-help for more information in your local.

By signing, the proposal is accepted. The above prices, specifications, and conditions are satisfactory and are also hereby accepted. Suncoast Services US / Rein Residential is authorized to do the work as specified. Payment will be made as outlined. Upon signing, the customer knows and understands that parts of the house such as, but not limited to, closets, ceilings, soffits, walls, doors and trim on either the interior or exterior may be sprayed. It is to the discretion of the painting technician unless specified in the work detail above. "The Contractor" in this agreement/contract/quote shall be referred to as Suncoast Services US / Rein Residential.

Waiver and Release of Lien

The undersigned lienor, in consideration of the final payment in the amount of the final balance listed above, to be received, but not yet received, hereby waives and Releases its lien and the right to claim a lien for labor, services or materials furnished to on the job listed above on the completed date of the Dated on/of the receipt of the balance due on the date above.

Materials & Painting

All materials used will be standard stock materials, unless otherwise specified, and will match existing materials as close as possible as to color, texture, design, etc.

All painting of existing surfaces is estimated to return existing paint surfaces to the same color, any changes in color or type of material will be done at extra cost to the homeowner. (Colors change in both color and sheen over time).

General Provisions

This agreement represents the full understanding of the parties, and any prior or subsequent oral or written agreements or understandings of the parties are void and unenforceable. All modifications to this agreement must be in writing signed by both parties.

The cost of the work is based on completion during normal working hours and the owner agrees to provide access to the job site as required for completion of the work. The owner's electricity, water, and toilet are to be made available to the contractor's personnel during the course of the work. Contractor shall be entitled to additional payment directly from the owner, should the owner breach this provision.

The prevailing party shall be entitled to recover costs and attorney's fees in connection with any dispute arising under this Agreement, whether or not suit is filed.

The contractor has no responsibility for additional work or services performed under any agreement between the property owner(s) and the workmen or tradesmen or subcontractors or the contractors. Owner understands and agrees that all communications concerning the job status, job changes, pricing, or any other job issues outlined in this Contract, will only be between the Owner and Contractor (project manager or principals). The contractor will not be held liable for any discussions or agreements made between the Owner and any other parties including Contractor, hired sub or specialty contractors, Contractor suppliers or other Contractor employees.

The contractor will not be responsible for any bills, charges, debts, invoices, or other encumbrances incurred in, on, or for this job by anyone other than the Contractor or its immediate authorized employees.

Legal & Liability

The terms of the Agreement shall be governed by Florida law and All AIA Contractor Certification Guidelines and any action in connection herewith shall be brought in Pasco County, Florida. This agreement is a binding contract, and the owner shall be liable to the Contractor for monetary damages as a result of any breach by the Owner. In the event the Owner breaches this Agreement by hiring (or allowing the carrier to hire) another Contractor to perform the services, the Owner shall be liable to the Contractor for its lost profits, in addition to any other damages to which the Contractor may be entitled.

A lien may be placed on this property for non-payment. In the event that the Owner shall fail to pay any periodic or installment payment due, the Contractor may cease work without pending payment or resolution of any dispute.

The Contractor shall not be responsible for any delays in the performance of the services that are due in full or in part to circumstances beyond the Contractor's reasonable control. This includes mechanical breakdowns, sickness, weather, change orders.

A facsimile copy or other copy of the Agreement and any signatures thereon shall be considered for all purposes as originals, and this Agreement shall be binding notwithstanding the fact that each party's sole signature appears on separate facsimiles or counterparts.

I/we understand that if payment is not made within ten days of substantial completion, Suncoast Services US / Rein Residential will be entitled to collection of all sums due together with 1.5% interest per month, plus reasonable attorney fees.
